  • What is the application process?

    Prior to scheduling a showing, prospects must apply online and provide two forms of identification along with proof of income, such as two most recent pay stubs, new hire letter, proof of social security.... All adults over the age of 18 must apply. Once all documentation has been received, a background screening will be conducted, and references called. Prospects will be provided with a preapproval dollar amount based on the information provided during the application/screening process. Prospects will be contacted directly by i360's showing agent to schedule showings at properties of interest. 


  • Why was I denied?

    There are several factors that could result in an applicant's denial. If a prospect provides false information, i360 may reject the application and will not permit the applicant to reapply for 12 months, 

    A tenant may also be denied based on an income/expense ratio. Applicant's housing expense may not exceed 30% of their verifiable income. 

    Additional scenarios include but are not limited to, poor landlord references and incomplete applications. 

  • When do I pay the security deposit?

    Within 24 hours of being offered a property, prospects must both sign a lease and pay their security deposit in full. 

  • Am I required to have renters' insurance?

    Tenants must have insurance policies providing at least $100,000.00 liability insurance to protect Tenant, and Tenant's guest who may be injured while on the rental property. Tenants must maintain this insurance through the entire Term and any Renewal Term of their lease. It is recommended that tenants also obtain personal property insurance to cover Tenant's personal property. 

  • Do I have to sign a new lease to continue renting after my first year?

    To be sure, please check your lease; a copy should have been provided to you following your initial lease signing. However, most leases are written to automatically renew 60 days prior to your lease end date. No further action is required if you would like to continue renting. 

  • What do I do when I want to move out?

    Written notice must be provided to i360 a minimum of 60 days prior to your lease end date: Please refer to your lease for specific move out instructions. If you cannot locate your lease, 

    please contact our office and we would be happy to provide a copy of your move out instructions. 

  • What do I do if my roommate is moving out, but I want to continue renting?

    All i360 leases are joint and several which means that all parties are fully responsible for the entirety of the lease. If separation is the goal, both parties are required to submit their intentions in writing. Furthermore, the remaining tenant must provide financial proof that they are financially capable of maintaining the lease on their own. Additionally, the account balance must be current, and tenants are required to pay a $100.00 leasing fee for the lease to be amended. Lastly, the tenant leaving will forfeit all portions of the security deposit to the remaining occupant.

  • Is the landlord responsible for maintenance and repairs at the property?

    Repairs and maintenance caused by normal wear and tear will be the responsibility of the landlord. Tenants will be financially responsible for any damages caused by tenant and/or tenants guests because of negligence. 

  • Am I allowed to get a pet?

    Not all properties permit pets, and it is important for the landlords to be respected with regards to their preferences. However, we have many owners who welcome furry friends, and we encourage prospective pet owners to complete a pet application. Pet applications are $30.00 per pet. Most households have a two (2) pet limit.

  • When will I receive my security deposit back?

    When a tenant moves from a property, tenant will return all keys and give landlord written notice of tenant's new mailing address where the landlord can return the security deposit. Landlord will not have to provide the list of damages nor the remaining security deposit to the tenant if tenant fails to return keys or provide a forwarding address. 

    If tenant provides a forwarding address, the landlord will provide the tenant with a written list of any damages to the property for which the landlord claims is tenant responsibility. Any remaining security deposit will be processed within 30 days of the tenant returning property keys. 

  • I need to break my lease. What do I do?

    Tenant may not end this Lease and move out of the Property before the Ending Date of the Lease or any Renewal Term UNLESS Tenant does ALL of the following:(A) Tenant continues to pay all Rent until the Ending Date of the Lease, or any Renewal Term, or until a new tenant is approved by Landlord and a new Lease takes effect, whichever happens first, AND (B) Tenant gives Landlord at least 60 days written notice, AND (C) Tenant pays Landlord a Termination Fee of one month's rent.
